Could Hidden Asbestos in the Soil Cause Problems for Your Building Development?

Posted on

Everyone should know the dangers of asbestos as, in modern society, this is well documented. Exposure to blue, brown or white fibres can lead to people contracting lung cancer or mesothelioma. While there are very strict regulations in place to control how asbestos is removed from existing buildings, it may still be there when a complete demolition process begins. Asbestos particles may find their way into the soil underneath and this can cause problems for developers. As you may not be aware of your site's history, could this present a problem for your new project?

Assessing the Overall Risk

It's better to prepare for the unexpected than to assume. You need to be sure that there are no risks before you begin your development, not just to protect the workers, but to safeguard those who may live or work in the property once it is complete. There is also a risk–albeit small–that there is some naturally occurring asbestos within the ground, instead of or in addition to materials that have made their way there due to the demolition process.

Initial Analysis

Begin by getting the site analysed using the latest equipment and techniques. They will use instruments that inspect any samples for traces of asbestos fibres, which is a good starting point. If only small amounts are found, then the asbestos-containing soil may pass the test, and this will depend on the working methods expected and a risk assessment exercise.

Acting

You can engage with contractors who are professionals in asbestos soil removal. They will work with analysts and regulators, where necessary, to provide the best solution for your work site. It may be possible to go ahead with minimal interruption or disturbance, but if not then certain portions of soil may have to be removed from the site altogether. This requires a careful approach and the experts are well trained to deal with this.

If the soil is to be removed, ask the contractor where it is destined, as methods vary. As you are responsible, you will need to ensure that contaminated soil originating from your property is disposed of properly.

Bringing in the Experts

Begin by talking with asbestos removal experts while you arrange for someone to perform tests at your building site. Extra care taken at this stage can pay dividends for you in the future and you certainly want to avoid any lawsuits due to your intransigence.
